Atlanta is one of the most beautiful cities in the continental United States. This is especially true in the fall because, as a city surrounded by forest, you will see the full rainbow of colors from the leaves. If you’re reading this, you don’t need me to convince you of the reasons why Atlanta is an amazing place to live. You’ve probably already considered it for awhile. In fact, you may already be living here. However, if you are moving here and/or want to know more about the different places to live within the city, you are at the right place. The choices are abundant within the pool of Atlanta homes for sale.
The key is finding which pocket of the city fits your vibe, lifestyle, school district choice and income. This is where I come in and as an Atlanta real estate agent, my goal is to educate my clients. It is my belief that an Atlanta Realtor is here to do more than simply find a house and push paper work. The School District Fish Net – your tool to finding the best Atlanta homes for sale
One of my favorite tricks to finding a great neighborhood to live in is to find the best schools. I like to use Great Schools and pick the schools rated 8/10 and higher. This works whether you have kids or not. It’s a good general practice to find the most valued real estate in a given community. Think of it this way:
- Elementary School = Small Net
- Middle School = Medium Net
- High School = Large Net
The smaller the net, the more narrow the search. Any Atlanta real estate agent will be able to help find which homes are assigned to the best elementary school district. A savvy buyer, such as yourself, should want more than just anyone. The savvy buyer hires the best Atlanta real estate agent who will use a targeted search using nets of all sizes to make sure you don’t miss out on a good deal.
Considering the size of Atlanta and the amount of schools to choose from, you will need more tools to find the perfect home. Keep this in your back pocket. Let’s go over a few of the popular areas to help narrow the search.
Puzzle Pieces – Which one fits you?
Think of Atlanta as a puzzle where the different neighborhoods are the puzzle pieces with their own colors (Culture, demographics) and shapes (community size, typical home design). You will want to pick out a few neighborhoods to choose from. Let’s start with the neighborhoods (aka In-town residential districts) that will most likely remain stable or increase in value:
These are two neighboring communities with similar home values. Arguably the most affordable, middle class area of what you’ll find in this list of Atlanta homes for sale. Kirkwood is a national historic designated neighborhood which was initially incorporated in 1899. Edgewood is actually older due to being built during the reconstruction-era of 1870 – 1910. You’ll primarily find Victorian homes here in addition to Craftsman and newer contemporary homes. Homes within this area sell for anywhere between $200,000 up to $1 million. Home to the Atlanta Zoo, Grant Park is one of Atlanta’s most up and coming communities. Of all the Atlanta homes for sale, these homes may have the highest likelihood to increase in value. East Atlanta is adjacent to Grant Park and should see similar appreciation in value. The area is known for Craftsman and Victorian style homes. You’ll notice this architectural style is quite common in the older areas. Homes within this area sell for anywhere between $160,000 up to $1.3 million. A community built in the late 1880s, this is one of Atlanta’s first suburbs featuring many Victorian-style, Four-square with Greek columns, Craftsman and many other 19th/20th century architecture homes. Some of these former mansions have been converted for multi-family use while many others remain protected under historic zoning restrictions. If you’re looking for an upscale melting pot of culture, Virginia Highland is your spot. Voted “Best Walkable Neighborhood” by readers of Creative Loafing, Virginia Highland is a beautiful mix of early 20th century homes with modern, trendy restaurants, bars, and shops. Architectural design ranges from Craftsman bungalows, English Vernacular Revival, Colonial Revival, English Cottage, and American Foursquare. Keep in mind, this is an affluent neighborhood. Home prices range from $550,000 up to $2 million. Of the Virginia Highland – Atlanta homes for sale, most were built as early as 1918 and as late as 2020. Once home to the Creek Indians, Morningside-Lenox Park is a neighborhood founded in 1923. This area is very similar to Virginia Highlands with both neighborhoods often sharing the same trendy spots. A majority of the homes within this community are restored Craftsman, Four-square or English Tudor homes. Morningside is another affluent neighborhood in Atlanta. Home prices range from $480,000 up to $2.8 million. Of the Morningside-Lenox Park – Atlanta homes for sale, most were built as early as 1924 and as late as 2020. If you’re looking to stay close to the main attractions downtown and have an active nightlife, Midtown Atlanta is for you. This is arguably the most modern section of downtown Atlanta and it may be where you want to start if you are used to bigger cities like New York, Chicago or Los Angeles. This area is a mix of residential and commercial buildings. Many of the residential homes here are former mansions turned into apartments but there are smaller homes as well as Midtown Atlanta condos for sale. You’ll find most of the homes within this area were built between the 1920s – 1950s. Home prices range from $500,000 up to $1.8 million. Buckhead is definitely the most modern, luxurious neighborhood of Atlanta. Comprised of many different sub-communities such as Brookhaven and Peachtree Hills, it’s safe to say of these Atlanta Homes for sale, these homes are the top-tier of luxury living. Home prices range from $400,000 up to $10.8 million! Homes can be found brand new or as old as 1900. Square footage ranges from 1200 – 26,000 sqft and 3 – 9 bedrooms in size. Recently, I had a client who wanted to buy in Midtown but ended up buying in Duluth, a Gwinnett County city – 30 miles outside of Atlanta. Why? You will get more bang for your buck when you start looking at the suburb communities outside of the Atlanta homes for sale. For example, a 2,500 sqft 4 bedroom & 2 bathroom house in Atlanta may cost $400,000-600,000 in some parts of Atlanta. You can get the same home in a city like Snellville or Lawrenceville for under $350,000. This would potentially allow you to live in a quieter subdivision with more land and a better school district.
