Auburn is 42 miles from downtown Atlanta which is about a 1 hour drive on the weekend. You’ll actually find many newer homes in this area with the majority being built after 2000 and a growing number a new construction homes. Take a look at the chart below to get a gauge of how property values are growing in Auburn. The average home price is about $325,000 for a 4 bedroom home but homes under $300,000 are common. Incorporated in 1956, Berkeley Lake is a small affluent suburb 40 minutes outside of Atlanta. This city originated as a summer retreat surrounding Berkeley Lake. With a total population of about 2,100 people, the city boasts a median household income of $132,000. Of the Gwinnett County homes for sale, Berkeley Lake is the most affluent city in Georgia. If you’re looking for a lakeside home, this city would be a good place to start. The median home price is $484,000 for a 4 bedroom home. Established in 1872, Buford was a depot on the railway line between Atlanta and Charlotte, NC. You may notice that a lot of domestic and international companies have established operations in Buford. The city hosts the popular Mall of Georgia and features outdoor recreational activities at the man-made Lake Lanier. Just 45 minutes from downtown Atlanta, the city includes a population of over 15,000 and operates its own Buford City School District. CNN Money ranked Buford as number 3 in its 2008 “100 best places to live and start a business” list. The median household income is about $43,000. Did you know that the actress, Kim Basinger, purchased Braselton, GA for $20 million in 1989? Her goal was to turn Braselton into a popular tourist destination. However, five years later, the plan failed and she sold the city for a $19 million loss. This situation didn’t stop the city from blossoming. Incorporated in 1916, Braselton’s city limits extend into Gwinnett, Hall, Jackson and Barrow counties. Just 50 minutes outside of Atlanta, the city is also home to Chateau Elan Winery & Resort, Road Atlanta Raceway and the Mayfield Dairy. Braselton currently has a population of about 13,000 with a median household income at about $65,000. The median home price is $302,000 for a 4 bedroom home but this includes all of Braselton. The name of this city looks very close to Dracula and I’d admit, I have made the embarrassing Freudian slip before. It is actually pronounced DA-CUE-LA. The roots of Dacula go back as far as 1812 and it’s home to some of the oldest buildings in the Atlanta metropolitan area. The city is about 45 mins from downtown Atlanta but it is seeing a tremendous growth with new shopping centers and restaurants. Population is about 6,000 and the median household income is $58,000. The median home price for Dacula is $342,500 for a 4 bedroom home. However, it is not hard to find beautiful homes between $200,000-300,000 making Dacula one of the most affordable cities of all Gwinnett County homes for sale. Duluth was rated “America’s Best Places to Move” By Forbes in 2009 and BusinessWeek named it the “Best Affordable Suburb in Georgia” in 2010. One could safely say that the city has only seen improvement and growth since. Duluth is about 35 minutes from downtown Atlanta. The city features the most culturally diverse selection of restaurants in Gwinnett County. While the median home price for a 4 bedroom home is $370,000, you can routinely find homes for sale for much less. If you’re willing to go for a 3 bedroom, you can find a nice home for under $250,000. I’ve included a few recently sold homes below.
With a population of 4,500, Grayson is another small and affordable town among the Gwinnett County homes for sale. The Grayson Day Festival is held annually on the last Saturday of April. The event features a parade down Main Street, food vendors, crafts, and live music. The city and local businesses sponsor the event, which takes place mostly in the centrally located Grayson City Park. The football team, marching band, and cheerleaders from Grayson High School, as well as other local organizations, politicians, and groups make the parade a favorite tradition among residents. The median home price is $320,000 but all of the example homes below sold for under $250,000.
Incorporated in 1821, Lawrenceville is the second oldest city in the Atlanta metropolitan area. I consider this city the heart of Gwinnett County as it is essentially at the center of the county. Due to its central location, homeowners have a high probability of being within one of Gwinnett County’s best school districts. With a $275,00 median home price, I can run search at any time and feel confident that buyers can find hundreds of gorgeous homes under $300,000. If you’re looking for the best value, Lawrenceville should be your top city among all Gwinnett County homes for sale. For example, all of the homes you see below are under $200,000.
Founded in 1890, Lilburn’s downtown is currently undergoing a revitalization project. The city has already constructed a new city hall/library and has rerouted Main Street’s intersection with US 29. This revitalization includes miles of walking/biking paths referred to as the Greenway Trail and the reconstruction of the historic Prohibition Trail Bridges from the early 1900s. Lilburn is also home to Gwinnett County’s beloved, Parkview High School. Lilburn is certainly one of the more affordable options of the Gwinnett County homes for sale. A quick search and I was able to find an abundance of homes between $200,000 – $300,000. Below are a few examples of homes are both within that price range and within the Parkview High School district.
A relatively small town, that is shared by Gwinnett and Walton county. The town’s first 62 acre plot of land was originally purchased by James Harvie Logan for $150.00. That would have been an amazing deal, even today, equating to $4,000 in today’s dollars. The median home price is an affordable $282,500 which essentially means there’s an abundance of homes under $300,000 available out of all Gwinnett County homes for sale. Loganville is great for first time homebuyers that don’t mind a 45 minute commute to downtown Atlanta.
If you need an easy commute to downtown Atlanta, Norcross is the closest city of all Gwinnett County homes for sale. Norcross is about 23 minutes away from downtown with a lot of homes between $200,000 – $300,000. The median household income is $45,000 with a population of 16,500. This is another great city for first time homebuyers.
Peachtree Corners officially became the newest city in Gwinnett County as of July 2012. While there is a large portion of commercial property in the city, there are residential areas with a median home price of $410,000. Homes are usually between $300,000 – $500,000 making Peachtree Corners one of the affluent cities among the Gwinnett County homes for sale.
Incorporated in 1923, Snellville is another major hub within Gwinnett County. There are plenty of retail stores, restaurants and shopping centers nearby should you chose to live here. While the median home price is $257,500, there are many affluent subdivisions in Snellville with home prices above $500,000. Suwanee was first incorporated in 1949 on only 3.1 square miles of land. Today, Suwanee is a friendly, progressive community of 10.8 square miles committed to maintaining a high quality of life for its residents. The city was voted among the Top 10 Best Places to Live by Money magazine in 2007. In 2012, Suwanee was rated by Kiplinger as the third best place in America for raising families. In 2013, Suwanee was identified as one of the nation’s 10 Best Towns for Families by Family Circle magazine and in 2018, Suwanee was rated #1 for places with the best public schools in Georgia by Niche.
As you can see, this affluent neighborhood has a ton of accolades. With a median home price of $410,000, this is a highly coveted neighborhood.
Incorporated in 1939, Sugar Hill was named after an incident where a large shipment of sugar spilled. The area then became known as “the hill where the sugar spilled” or “the sugar hill”. Humble beginnings. Sugar Hill is a 40 minute drive from downtown Atlanta. With a median home price of $320,000, Sugar Hill is yet another affordable city among the Gwinnett County homes for sale. Below are a few examples of homes sold in the $200,000 – $300,000 range.
Find The Best School District Within The City
Once you have an idea of where you would like to live, it’s best to narrow it down further, if possible. Purchasing a home within a good school zone is a way to protect the value of your purchase because these are the homes that typically hold their value the best. I like to use Great Schools and pick the schools rated 8/10 and higher. This works whether you have kids or not. The city you choose is “where you fish” and the school district is your “fishing net”. Think of it this way:
- Elementary School = Small Net
- Middle School = Medium Net
- High School = Large Net
The smaller the net, the more narrow the search. This is because elementary schools and middle schools feed into high schools.
